Apartment Hunting Q and A: Before You Rent or Lease, Ask These Essential Questions
Essential questions every apartment hunter needs to ask before signing the lease or rental agreement
How's the Noise? - When you go visit the apartment, you get a sense of what it is like based on a tiny sliver of time, 20 minutes out of the total 24 hours a day, seven days a week, that you could potentially be there. You need to see what potential noise is like all the time. Here are some major concerns: The pool. Is your apartment near it? If so, what time does it close? How stringently is that enforced? I lived somewhere where the pool was like a Vegas Hotel's pool, people would be partying there late into the night. Ask if there's any proposed construction in the area anytime soon. If there's any such plans, you could get a rude awakening in the a.m. for months. Ask about the demographic of the apartment complex. Family friendly is nice. . . for families. If you don't enjoy the screaming of little rugrats, or have a low tolerance, this may not be the place for you (I spent a lot of years as a kid in apartment complexes so I don't mind the kids finding a way to have fun).
Breaking the Lease - When you move in, you may not have any intention of moving out before the one-year lease you signed is up. But things can always happen. Maybe you decide living by yourself is too expensive and a good roommate comes along. Maybe you get a job somewhere far away. Most apartments do not want you to break the lease or rental agreement, and put some hefty fines in the contract to prevent you from doing so. It could be worth it for you to pay a $500 to $1000 fine to save $200-300 a month somewhere else. But I've seen the fine for breaking the lease as much as $2000-3000! By the same token, see if you can sublet if you have to leave early. It's cheaper than breaking the least, but most landlords you rent from don't let you do it.
Deposit - Something you don't worry about when everything is rosy, and you're excited to move into a clean, pristine, new apartment, and you and the management love each other. But like every break-up, when you're ready to part ways, things can get messy. A good, reputable landlord, will provide you with some range of fees, up-front, in writing. How much can you get charged for re-painting and professional cleaning? When can you get charged for these? Will they charge you this amount no matter what? Or does it depend on the damage, or how long you're there? I've had to pay $400 professional cleaning charge in Los Angeles before, which doesn't seem completely reasonable given a maid service and the price of a shampoo cleaner is half that. If you have a pet, even one "accident" will kiss your deposit goodbye.
Deals - Try to be crafty when you're shopping around. If you have some flexibility about your move-in time, then there are often lots of different deals and move-in specials, especially with large, institutional real estate companies. They often vary from month to month so waiting a few weeks could result in you getting a much different deal. For instance, when I rented my last apartment, I got a great set-percentage off my rent for the duration of the lease, AND the girls at the rental office clued me in to an online coupon for $200 off my deposit!
Do Some Sleuthing - If you can, and don't feel awkward about doing it, see if you can come back and ask some of the people living in the complex what they think about the place. Keep in mind that many people are cynical or jaded, or have their own agenda or issues with management, that may not be legitimate reasons you may not want to move in. Nonetheless, no one knows the pros and cons of living in an apartment complex better than the people already living there. You can probably figure out the amenities yourself, but they'll give you info about the type of people living there, the management's attitude (how quickly are maintenance issues addressed), and what some of the hidden inconveniences of living there are. For instance, I visited an apartment complex on a weekend in the summer. I rented the place and when September rolled around, the elementary school across the street made leaving in the morning a nightmare. Another place I rented, had a really bad ant problem in the summer that also made things tough, that I knew nothing about when I first visited.
Finding a place to live, and actually going through the hassle of renting or leasing it, is a pain. But keep in mind this is where your home will be for months or even years. It's worth it to spend the extra time up-front, to make sure you know what you're getting into. Give yourself as much time as possible so you're not forced to make a rushed, and uninformed decision.
